These Terms of Service govern your use of House to House™, powered by Ellatrio Homes and Properties Inc.
Acceptance of Terms
By creating an account or using House to House™ ("H2H", "the app"), you agree to these Terms of Service, our Privacy Policy, and the disclaimers referenced below. If you do not agree, please do not use the app.
Description of Service
House to House provides tools for tracking real estate deals, due diligence, financing, risk assessment, development/construction project management, and portfolio performance. It is provided for informational and organizational purposes and does not constitute financial, legal, tax, or investment advice. See our Investment Disclaimer.
Eligibility & Accounts
You must be at least 16 years old to use House to House. You are responsible for maintaining the confidentiality of your account credentials and for all activity under your account, and must provide accurate information when registering.
Subscriptions & Payments
Certain features require a paid subscription (H2H Pro Monthly or Annual) or a one-time purchase (the H2H Workbook), billed through Stripe. Subscriptions renew automatically at the then-current price until cancelled. You can cancel anytime from the Billing Portal in your account; cancellation takes effect at the end of the current billing period. See our Refund & Cancellation Policy for details on refunds.
User Content
You retain ownership of the deal data, project data, documents, and other content you upload or create ("User Content"). You grant us a limited license to store and process that content solely to provide the service to you and any collaborators you invite.
Collaboration & Invited Users
If you invite team members or collaborators to a deal or development project, you are responsible for ensuring you have the right to share the relevant data with them, and for managing their access and permissions.
Acceptable Use
You agree not to misuse the platform, attempt to access other users' data or accounts without authorization, reverse-engineer the app, or use the service for unlawful purposes.
AI-Generated Analysis
AI Deal Analyzer, CMHC/MLI Analyzer, and the Help Assistant provide automated, AI-generated estimates and insights. They are not guarantees of investment performance or accuracy and should not be relied upon as your sole basis for a financial decision. See our AI Disclaimer.
Investment Disclaimer
House to House is a tracking and organizational tool, not a licensed investment advisor, broker, or financial planner. All scores, metrics, and analyses are illustrative only. See our Investment Disclaimer for full details.
Beta Program
Features offered through the Beta Program are provided "as is" for evaluation purposes, may change or be discontinued at any time, and are not guaranteed to be error-free.
Account Deletion
You may request permanent deletion of your H2H account (your login/User record) at any time from Account Settings, provided you do not have an active, recurring paid subscription — if you do, you must cancel it first and wait until your current paid access period ends before your account can be deleted. Deleting your account removes your ability to log in and access the app. Some associated records (such as deal, document, billing, and support data) may be retained after account deletion, as described in our Privacy Policy and Account Deletion Policy — we do not represent that all associated data is immediately or automatically erased.
Termination
We may suspend or terminate your access if you violate these Terms. You may stop using the app and delete your account at any time.
Limitation of Liability
To the fullest extent permitted by law, House to House and Ellatrio Homes and Properties Inc. are not liable for investment losses, business decisions, or damages arising from your use of the platform or reliance on any tool, score, or AI-generated output within it.
Governing Law
These Terms are governed by the laws of the Province of Manitoba and the federal laws of Canada applicable therein, without regard to conflict-of-law principles.
Changes to These Terms
We may update these Terms from time to time. Material changes will be reflected by updating the "Last updated" date above. Continued use of the app after changes constitutes acceptance of the revised Terms.
